Except for the views from Units 113 and 213 vistas from existing units in The Enclave will not IITI unl ts to compensate a;nd 213 by building an additional room of 332 square feet on each of those units. This additional square footage is represented in the exhibits which accompany this application, including the Unit Equivalency Table (Exhibit J) and the Calculation of Required Affordable Housing (Exhibit M). Reconfiguration of Existing Driveway and Parking Area. and Addition of Underground Garage. F R.econstruction of the existing parking structures on the south side of the existing parking area is necessary because the timber RR-tie retaining walls which hold back the mountain slope are slowly failing. These retaining walls have been in place since the project was first constructed in 1980 To replace the retaining walls, the existing parking structures must be removed. It makes sense to take this oppornrnity to reconfigure the driveway and parking areas to address the current needs ofthe proiect. The existing driveway and parking area are shown in this Google Earth image: A portion of Wood Road is shown at the top of this image (which is due north of The Enclave). As shown, the existing driveway ends in a"T" with the parking area. As shown in the tbllowing paragraph, the plan is to create a traffic circle where the drivervay meets the parking area, rvhich rvill f-acilitate the flow ofcars andcreate a better arrival experience fbr guests of the project, as well as better emergency vehicle and fire-f,ighting access. the con '', L )t F L,:\.r \-: a a .-- i Ia I EEtc**y Eil E \ b kt r -t *! a il 'r71 a -/ -/ ..,.: t 1t' I d tr l{ -rF '€ i.si I ./4 ;'I ttr It TV I EIII}\' ' n rt t .# 7 J fi -F Eld FJ 7 I *j T It \ I \ { .: #lFAI-{t$"t H TF a\ \ r -\ at- -/ '/ /N I "#' $k II l r' f, \ I I I \ _/ \ \ Itr I I r \ e g I h l-;L7,; :f\J\ {- rl j t E tl t Ip tr t- l ! r I" I )1,, t, , ,'i. To be done with little cost to owners and without harming any owners. November 2016 Board applies to Village for a preliminary approval using plans never approved by the ownership. The board uses the 2OL5 vote as mandate for all further work and funding. March 2OL7 & March 2018 annual owners meetings ZGroup Architects give presentations detailing expansion plans. During both of these meetings the owners were informed that only apartments 2L3 & 113 would have views impaired and that these owners have an agreement with board.
